Demand for adaptable, high-quality workspace continues to drive occupier activity in Birmingham’s Colmore Business District, with Bruntwood SciTech’s flagship Cornerblock development on Cornwall Street now reaching full occupancy.
The milestone follows a series of strategic expansions and new arrivals at the 116,000 sq ft hub. Among them is long-standing customer HRC Law which has recently committed to an additional 883 sq ft of space on the 4th floor to create dedicated client-facing meeting rooms. This has allowed the business to reconfigure its existing space on the 5th floor to provide additional capacity for its growing team, reflecting a broader trend of businesses expanding within their existing urban footprints. HRC Law is part of a diverse community of businesses, with green energy supplier Bryt Energy and accountancy firm PKF Smith Cooper also among the customers calling Cornerblock home.
The building’s popularity aligns with a wider shift toward workplace environments that prioritise employee wellbeing, active travel and sustainability. A comprehensive transformation has introduced an upgraded arrival experience, private fitness studios and Birmingham’s largest private roof terrace, alongside net-zero carbon operations across all communal spaces.
Cornerblock’s full capacity mirrors strong commercial momentum across the city. Over the past year, Bruntwood SciTech has welcomed 20 new innovation-led businesses and supported five major expansions across its Birmingham ecosystem. To support this demand, the property platform has directed £52.5 million into its regional estate over the last 12 months.
This sustained investment has also opened up new opportunities across the city. As Cornerblock reaches capacity, focus is shifting to complementary hubs, for example, Bruntwood SciTech’s Enterprise Wharf in the Knowledge Quarter, alongside Centre City and Mclaren.
At Centre City, a £4.5 million refurbishment has delivered new fitted and furnished suites, including a landmark 20th-floor workspace with panoramic views across Birmingham.
Enterprise Wharf, meanwhile, sits at the heart of the Birmingham Knowledge Quarter, a major innovation district launched this year, and anchor site within the West Midlands Investment Zone.
Together, the hubs reflect Bruntwood SciTech’s continued investment in Birmingham, providing a connected network of high-quality workspaces where businesses can establish themselves and grow.
