126 Colmore Row nearing full capacity after securing latest tenant

A prestigious office building in Birmingham is edging closer to full capacity less than a year after changing ownership and undergoing a substantial refurbishment.

126 Colmore Row in the Birmingham’s Central Business District – which has nine modern office suites ranging from 400 sq ft to 4,000 sq ft across four floors – now has only three office suites left to fill.

It comes after new owner, EDG Property, has invested significantly in the property to cater for rising demand for smaller, high quality, often fully fitted office spaces as part of the growing post pandemic demand for quality office space.

The latest tenant to move into 126 Colmore Row is RP Capital, which was founded by two Midlands-based commercial property heavyweights, Simon Robinson and Julie Perks, who have 50-plus years of experience in the sector between them.

The duo have taken a 700 sq ft office suite on the first floor to put them at the heart of Colmore Row, and their growing client base.

They follow in the footsteps of other businesses who have moved into the building since last summer – including mechanical, electrical and environmental design company MEP Design; and commercial fit-out company Intex Projects to join existing tenants Jamaya Restaurants, Frankfurt Christmas Market and Jeremy Gardner Associates.

Neil Edginton, director of EDG Property, said that 126 Colmore Row is ideally placed to cater for businesses offering flexible working arrangements for their staff.

He said: “In the current working environment, companies are realising they need to be doing all they can to retain and entice the best talent, which means offering flexible working and perhaps a smaller office environment that is both modern and close to local amenities – and 126 Colmore Row ticks all of those boxes, where occupiers can make a seamless transition by moving into high-end and oven-ready office space.

“The occupiers we currently have reflects the broad and dynamic nature of Birmingham’s business district, and the fact that our own letting agents for the property – who know the city’s property landscape inside out – are occupiers themselves, speaks volumes on how special this property is.”

Julie added: “We wanted to be in a strong, central CBD location and 126 Colmore Row is certainly that. Flight to quality, remains the key driver for most, if not all, occupiers looking for office space whether that be 1,000 sq ft or 10,000 sq ft.”
