Buyers of 49,595 sq ft office building near Birmingham Airport retain managing agents after eight-year spell

A commercial property consultancy has been retained to continue managing a prominent office building near Birmingham Airport, following its sale to a new investor after a successful eight-year spell with the previous freeholders.

Fisher German has been retained by Guiding Light Investments to continue managing 3 Trinity Park (T3), a modern three-storey office building with a basement floor, for the next two years following its purchase from previous asset manager Swiss Life Asset Managers.

Its commercial property management team has overseen T3, which has 49,595 sq ft of floorspace, since 2018.

Guiding Light Investments chose to retain Fisher German rather than appoint a new agent due to the standard of its work on the building to date.

Since Fisher German came on board, it carefully managed tenant relations during a repair of the building’s multi-storey car park and a full replacement of its mechanical and electrical systems.

That work was completed during a wider refurbishment of the whole building, carried out floor by floor to minimise disruption to existing occupiers.

Solar panels and 28 electric vehicle charging points were also installed to improve the building’s environmental credentials.

“Ensuring tenants were communicated with effectively and all issues were dealt with during potentially disruptive works, all while maintaining the condition of the building, was crucial.

“Following this work, the building is now fully let thanks to leases being renewed or new tenants coming in, making it an attractive purchase for Guiding Light Investments.

“We’re looking forward to continuing that work over the next two years and supporting Guiding Light Investments as it takes T3 forward.”
