Estilo Completes Redevelopment of 35 Newhall Street and Secures CAT A+ Fit Out Appointment

Estilo Interiors has completed the transformation of 35 Newhall Street in Birmingham for Valeo Capital and been appointed to deliver a CAT A+ fit out within the building.

The 54,369 sq ft scheme spans eight floors in Birmingham’s Colmore Business District and has redeveloped 35 Newhall Street into one of the city centre’s leading Grade A office opportunities.

The project focused on retaining and upgrading the existing building to improve its environmental performance while creating a high quality workplace for occupiers. Enhanced building services have helped achieve BREEAM Excellent and an EPC A rating.

Works included the remodelling of the ground floor reception, featuring a new aluminium glazed entrance portal to improve the arrival experience. The building also benefits from replacement passenger lifts, upgraded end of journey facilities at basement level and five floors of CAT A office space. There are also new social and collaborative areas, including a sky lounge and communal roof terrace.

Externally, the façade has undergone a comprehensive upgrade, incorporating new stone cladding and improvements to the curtain walling system to support the building’s increased energy efficiency.

Following completion of the project, Estilo Interiors has now been appointed to deliver two fully fitted CAT A+ office suites on the first floor, providing occupiers with ready to use workspace. The building is being launched to the market in September 2026.

Andrew Moore, Managing Director at Estilo Interiors, said: “We’re proud of the redevelopment we’ve completed at 35 Newhall Street and pleased to be continuing our involvement through the CAT A+ fit out. Being appointed for the next stage of the project is not only a reflection of the quality of work carried out so far but the strength of the relationship we’ve built with Valeo Capital.

“35 Newhall Street shows what can be achieved by investing in an existing building. With limited supply of new office stock coming forward in Birmingham, projects like this will play an increasingly important role in providing high quality space for occupiers.”

Matt Doyle from Valeo Capital, added: “Our ambition from the outset was to reposition 35 Newhall Street within Birmingham’s office market by building on its excellent location and creating a destination that meets the expectations of today’s occupiers. We wanted to deliver a best-in-class workplace that combines sustainability with the amenities and shared spaces businesses are looking for when choosing their next office.

“Estilo has played a key role in delivering that vision, and we’re pleased to be continuing our partnership as they deliver the CAT A+ suites.”

The project team included Quartz Project Services as project manager and quantity surveyor, with Associated Architects acting as base build architect for the CAT A works.

Joint letting agents for 35 Newhall Street are Ben Thacker at Savills and Steven Hannaford at Knight Frank. For more information, visit: https://www.35newhall.com/
